Buying a home can be both exciting and overwhelming. There are many steps involved in the buying process and having an experienced professional by your side the entire time is invaluable. The following is a list of steps to buying a home: 

  1. Determine what you can afford

Purchasing a home includes one-time costs (down payment, legal expenses, inspection costs, land transfer tax) and ongoing costs (mortgage payment, property taxes, home insurance, utilities). When buying a home it is imperative that you know what you can afford and what your monthly disbursements will be.

  1. Speak with a mortgage professional

Before you begin your home search meet with a mortgage professional to determine how much you are pre-qualified for and the best financing options.

  1. Begin your home search

Once you have done the financial leg work and narrowed down a budget you can start the fun part – house hunting! I will work closely with you to determine your needs and wants in a property. You will receive listings that fit your criteria, directly to your inbox before they are public on MLS. That means no more scouring the internet for new listings, they will be sent directly to you! Weather you are looking for a family home or an investment property I will work diligently to ensure we find the right property for your needs.stated).

  1. Make an offer

Once we have found you the prefect property we can now make an offer! The following is a list of the major elements of an offer:

Price – We will work together to arrive at an offer price. The price will depend on the local market conditions, amount of interest in the property, your opinion of the value, condition of the property, recent comparable sales etc.

Deposit – The deposit shows the seller your good faith and will be applied against the purchase of your home when the sale closes. I will advise you on the appropriate deposit amount.

Conditions – Most conditions are to benefit the buyer. Examples of conditions include “subject to a home inspection” and “subject to financing”. The property is not sold until the conditions in the offer have been met and the parties to the offer are satisfied. Not every offer contains conditions. If you submit an offer with no conditions, the offer is said to be “firm”.

Inclusions – This portion of the offer outlines what you would like included and excluded with the home (light fixtures, appliances, window coverings etc.)

Closing date- This is the day the title of the property is legally transferred and the transaction of funds is finalized (unless otherwise stated).

  1. Hire a lawyer

Once your offer has been accepted it is time to find a lawyer. I work closely with trusted lawyers throughout Niagara. Both the seller and the buyer in a transaction will have lawyers representing them. The lawyers will take care of the monetary disbursements at closing as well as the tittle transfer of the property. You will meet with the lawyer before closing to sign the paperwork and ensure everything goes smoothly on closing day.

  1. Move in!

Once the lawyer gives you the keys to your new home you can begin to move in! If you need any assistance from movers, contractors, painters, roofers, landscapers etc. I have an extensive list of trusted professionals that I can put you in contact with.
